Aliso Viejo is the newest city in Orange County — incorporated in 2001 — and effectively all of it was built between the mid-1980s and the mid-2000s. That has a practical consequence: the housing stock is consistent, modern and built to a handful of plans, so estimates here are unusually accurate before we walk in.

It is also the most condo- and townhome-heavy city we serve. Glenwood, around the town centre, is mostly attached homes and mixed-use apartments. Vantis is newer again and denser still. Those are priced by actual square footage rather than a flat residential rate — a two-bedroom stacked flat should not cost what a detached house costs, and here it does not.

Detached homes sit further out, in Westridge, Canyon Villas and the neighbourhoods along Aliso Creek. They are larger and usually two-storey, with the high entryway windows that add time to a clean far more than floor area does.

The thing to tell us when you book is your association. Aliso Viejo runs more HOAs than almost anywhere else in the county and their vendor rules differ: some restrict service vehicle parking to set hours, gated communities need us on a guest list rather than at a callbox, and a few require a certificate of insurance on file before any contractor works on the property. We sort that out ahead of the first visit rather than at the gate.

Rentals are a large share of the market here, so move-out cleaning is a bigger part of what we do in Aliso Viejo than in most cities. If you are handing keys back to a management company, we clean to the standard their inspection expects — inside cabinets, appliance interiors, tracks and sills.

Aliso Viejo is about half an hour south of our Garden Grove base. It is inside our regular service area with no distance surcharge, though south county visits are easier to schedule mid-week than on a Monday.
