Laguna Niguel is built across hills, and that is the single thing that most affects a clean here. Homes are stepped into slopes and split across three levels more often than two, and stairs slow a clean down considerably more than an equivalent amount of flat square footage. An estimate that ignores the topography is an estimate that gets revised on the day.

The city runs from Bear Brand Ranch at the top — large custom homes on acre-plus lots — down through Marina Hills, Niguel Summit and Beacon Hill, which are 1980s and 1990s tract homes, to the older neighbourhoods closer to Crown Valley Parkway. The estates are a different job entirely and are quoted by the home rather than by the hour.

Ocean-facing homes have their own problem: salt haze. Windows, exterior-facing glass and metal fixtures film over faster here than they do inland, and interior glass needs doing more often than most owners expect. It is worth saying when you book whether your windows face the water.

That suits how we price: recurring visits cost less per clean than one-time bookings, because there is genuinely less to catch up on each time.

Laguna Niguel is roughly thirty-five minutes from our base in Garden Grove — the furthest south we regularly work. It is inside our service area with no distance surcharge, but south county visits are easier to fit mid-week, and we will usually offer a Tuesday to Thursday slot before a Monday.
