Irvine is a master-planned city, and that turns out to matter for cleaning. Homes within a village were largely built at the same time to a handful of floor plans, so once we have cleaned a few houses in Woodbridge or Northwood we already know the layout, where the water heater closet is, and how many bathrooms to budget for.

That predictability makes estimates in Irvine unusually accurate. Tell us the village and the plan and we can usually quote close before we walk in, then confirm it in writing on the first visit.

The villages do differ. Woodbridge is 1970s and 1980s, mostly two-storey, with the lake association common areas. Northwood runs newer and larger. Turtle Rock is hillside, with more stairs and more glass. Newer villages east of the 5 are bigger again, with the high-ceiling entryways that need a pole rather than a ladder.

Irvine also has more apartments and condos than anywhere else we serve, driven by the university and the business district. Those are priced for the space they actually are — a one-bedroom near campus should not cost what a five-bedroom in Northwood costs, and the rate reflects it.

Move-outs are a large share of our Irvine work because of the academic calendar. If you are handing keys back to an association or a management company, we clean to the standard their inspection expects: inside cabinets, appliance interiors, tracks, and sills. Book those weeks ahead — June and August fill first.

Irvine also has more association rules than anywhere else we work, and they are worth knowing before the crew arrives. Some villages restrict service vehicle parking to specific hours, gated communities need us on a guest list rather than at a callbox, and a few associations require a certificate of insurance on file before any vendor works on the property. Tell us which village you are in when you book and we will sort that out ahead of the first visit rather than at the gate.

For recurring clients the schedule tends to be steadier here than elsewhere — biweekly, same day, same crew — and that consistency is what keeps the per-visit price down. If you travel a lot, visits can be skipped without losing your slot or your rate.
